Generally, maintenance is covered in the lease agreement and provided by the management company. Simple tasks, such as changing light bulbs, replacing air filters, or tightening door handles or pulls should be completed by the tenant. If there's ever a question, you should always ask a member of the management team.
We provide emergency maintenance 24/7. Emergency maintenance includes water line breaks, issues with access to the home, and other maintenance items that can cause damage to the property. Emergencies related to fire or any type of crimes should be reported to the authorities first, and then to the management team.

Subleases are not permitted without direct, written permission from the management company. You'll need to contact our management team to start the process if you have someone interested in taking on some or all of your responsibilities under your lease agreement.
You are responsible for your lease, and the rent, through the entire term of your lease agreement. However, we recognize that life changes at a given moment and you may not be able to fulfill that obligation. For a fee, we will make every effort to market your home and find a new, qualified tenant to take over your obligation. You're still responsible for the rent until that person can be procured.
We will contact you, typically 120 days prior to the end of your lease agreement, with a renewal offer approved by the owner of your home. If you want to renew, you simply need to sign an addendum that will extend your lease terms.
